In today’s changing sales market many homeowners are faced with the possibility that they may not be able to sell their homes within a reasonable timeframe, or even at a price that works within their budget. DeHanas Property Management services allows you to enjoy the benefit of keeping your home until the market changes in your favor, as well as reaping the rewards of potential tax benefits as outlined by your accountant.
As a property owner considering DeHanas Property Management, you have several options when it comes to maintaining your rental property. You can choose to take on the roll of Owner/Manager, or the most popular approach; Hands-off Management, meaning we do all the work.
The following is a list of services we provide to Property Owners.
Finding a Tenant Only
- Listing in the Multiple Listing System, making it accessible to all licensed Maryland Real Estate Agents
- Advertising in the Maryland Independent (subject to space availability)
- Perform Credit Check through Equifax services
- Obtain employment verification
- Obtain past rental history, if applicable
- Lease explanation and signing with new tenant
- Comprehensive inspection of property on move in day
- Results are recorded on an extensive 6 page inspection sheet
- Digital pictures taken of discrepancies
Total cost is equal to one month rent payable after tenant moves in.
Property Management Services
- Listing in the Multiple Listing System, making it accessible to all licensed Maryland Real Estate Agents
- Advertising in the Maryland Independent (subject to space availability)
- Perform Credit Check through Equifax services
- Obtain employment verification
- Obtain past rental history, if applicable
- Lease explanation and signing with new tenant
- Comprehensive inspection of property on move in day
- Results are recorded on an extensive 6 page inspection sheet
- Digital pictures taken of discrepancies
- Collection of rent from tenants
- Mail payment to owners by the 8th day of the month providing a monthly statement of account
(Subject to receipt of payment from tenant)
- Receive all calls from tenant concerning property
- Schedule all maintenance or repairs with tenant and contractor
- Conduct 6 month inspection of property
Total cost is equal to 75% of one month rent payable after tenant moves in, and a fee of 10% of one month rent each subsequent month thereafter.
At DeHanas Real Estate Services, our Property Manager, Mike Mildenstein, is a full time Property Manager with a team of agents working directly with him in the showing of rental property. He is retired military, I has a strong background in management, and has been a licensed Realtor since 2002.
